As reported by Jersey Digs, the revitalization of the Bergen-Lafayette neighborhood of Jersey City could be well on it's way sooner than expected! A Restaurant Overlay Zone (ROZ) has been proposed at Communipaw Junction hoping to trigger the development of restaurants and bars in the area. Check out the proposed area below:
What's an ROZ, you ask? There's currently an old New Jersey statute which states a new liquor license can not be granted to a property within 750 feet of an existing liquor license. The ROZ takes care of this issue and allows restaurants and bars to open right next to each other if they so choose. If the Newark Pedestrian Plaza was not an ROZ, there could only be 1 establishment with a liquor license, for example. The ROZ also allows for properties currently zoned as residential/industrial to be re-zoned as commercial spaces.
